AvenueWest Is Solving The Software Gap in Corporate Housing

Managing corporate housing is more complex than simply placing a tenant in a furnished property.

Behind every stay is a long list of moving parts: property owners, guests, reservations, maintenance, cleaning schedules, inspections, billing, accounting, vendors, and communication. For a corporate housing company operating across multiple markets, all of those pieces have to work together every day.

The problem is that most property management software programs were never built for this model.

Traditional property management platforms are designed for unfurnished properties and year-long leases. Vacation rental platforms are built for short-term stays, weekend travelers and nightly booking calendars. Corporate housing sits somewhere in the middle, with furnished properties, longer guest stays, shorter lease terms and a much higher level of service than most rental platforms provide.

AvenueWest Global has been operating in this space since 1999. Over time, the company found that no single software platform could fully support the way its business actually works.

That is what led to RentAll Exchange, a full-service property management platform designed around the needs of corporate housing and midterm rental operators.

The Problem: No One Software Did It All

Corporate housing is different from both long-term property management and vacation rental management.

Midterm corporate rentals typically serve guests staying 30 days or more, including relocating employees, traveling healthcare professionals, project-based workers, executives and families in transition. At AvenueWest, this model requires the accounting discipline of traditional property management, along with the flexibility and responsiveness of furnished corporate housing.

That combination has been difficult to manage with existing software.

Some systems can support property management accounting, including trust and escrow fund management. Others can support reservations or furnished rental activity. But for AvenueWest, the available tools did not bring everything together.

The team was using three different systems to manage day-to-day operations. One platform handled reservations and customer billing, but invoices still had to be manually entered into QuickBooks. Other systems supported property management functions, but were built around long-term leases rather than furnished rentals with multiple turns per year.

That meant more manual tracking, duplicate data entry, spreadsheets, and extra steps for work that needed to move quickly.

A reservation needs to connect to billing. A maintenance ticket needs to connect to receipts and owner work orders. An owner should be able to see rental activity without waiting for a manual update. A team member should be able to find the latest information without sorting through long email chains.

For corporate housing operators, disconnected systems not only slow the team down, but they make it harder to scale.

The Solution: One Platform, One Workflow

RentAll Exchange was built to bring the full corporate housing operation into one connected platform.

The system includes a reservation board, property management tools, maintenance tickets, tenant management, cleaning service schedules, property inspections, accounting, lead management, and an owner portal. AvenueWest also plans to continue building on the platform with additional features, including a tenant portal and mobile capabilities.

The goal is simple: one platform, one source of information and one connected workflow.

Instead of moving between disconnected systems, the AvenueWest team can manage the full lifecycle of a property in one place. Property details, reservations, owner information, vendor contacts, maintenance history, accounting records, and tenant activity are easier to access and manage together.

For example, maintenance tickets can now be created and managed within the same system. Receipts can be added directly to the ticket, and property owner work orders can be generated with just a few clicks. Customer billing can be downloaded into QuickBooks, or operators can use the RentAll accounting module and avoid a separate accounting system altogether.

For AvenueWest, that means less duplicate work and fewer manual handoffs. According to the company, 100% of its information, scheduling and accounting is now completed in one software platform.

What This Means for Property Owners

For property owners, one of the biggest benefits of RentAll Exchange is visibility.

Owners want to understand how their property is performing. They want to see rental activity, occupancy history, and property details without having to wait for a manual report or email update.

The RentAll Exchange owner portal gives property owners a clearer view into their investment. Instead of relying on fragmented updates, owners can log in and access key information about their property in one place.

That transparency matters because corporate housing is not passive by accident. It takes professional systems, responsive communication, and consistent operational oversight to keep a furnished property performing.

What This Means for the AvenueWest Team

For internal teams, the biggest benefit is efficiency.

RentAll Exchange gives employees a central dashboard for the work they already do every day. Quotes, arrivals, departures, maintenance updates, cleaning service schedules, billing and owner information are easier to find and manage. Instead of jumping between systems or sorting through email chains to determine the latest update, team members can work from a single source of information.

One AvenueWest employee described the platform as a “one-stop shop,” noting that quotes, arrivals, departures, and maintenance tracking are now easier to manage in just a few clicks. The employee also noted that the platform has made it easier to track what has been sent, what still needs to be sent, and what requires follow-up.

Another team member pointed to the dashboard as a major improvement, especially when compared with older software that required employees to move between screens to find basic information. With RentAll Exchange, guest names, company information, owner contacts, vendor details, and scheduled maid services are easier to access in one place.

That kind of day-to-day usability matters. Software is only valuable if the team actually wants to use it. By building around the way AvenueWest employees work, RentAll Exchange helps reduce friction, improve communication and keep the operation moving.

Why This Did Not Exist Before

The need for a platform like RentAll Exchange has existed for years. The challenge was the cost and complexity of building it.

Angela Healy, CEO and co-owner of AvenueWest Global, had explored custom software in the past and was once quoted more than $1 million to create the type of system the company needed.

That changed when Angela began working with her sister, Wendy Gesler, a software engineer with decades of experience building proprietary platforms. With Wendy’s technical background and AI-assisted development, RentAll Exchange was built in just eight months.

AvenueWest did not build RentAll Exchange because it wanted another piece of software. It built the platform because available tools did not match how corporate housing companies actually operate.

RentAll Exchange gives AvenueWest a more connected foundation for growth. For property owners, it creates more transparency. For internal teams, it reduces manual work. For the broader corporate housing industry, it points to what the next phase of midterm rental management may require.

The Bottom Line for Corporate Housing Operators

RentAll Exchange gives AvenueWest a more streamlined way to manage the people, properties, reservations, and financial details behind every stay.

Modern midterm rental management demands purpose-built platforms rather than fragmented systems, manual steps, and spreadsheets.
