Stephanie Allen knows St. Louis like the back of her hand.
Allen is a St. Louis native. She grew up in West County and her family has lived in the same house for 34 years.
After graduating from the University of Missouri in 2008, Allen returned home, obtained a real estate license and built a successful seven-person real estate team that has helped hundreds of people buy or sell a home in the greater St. Louis area.
In her near 10-year span as a REALTOR® in St. Louis, Allen says she has seen buyer’s markets, seller’s markets and everything in between.
She says she knows just how unpredictable the real estate market can be.
“One day it’s a seller’s market and business is good, the next day it’s a buyer’s market, the market crashes and business is a bust,” she says.
Allen, who describes her personality as “risk-averse,” says she was on the hunt for a way to diversify her income so she could better weather market swings.
“There are highs and lows to being a real estate agent, so I was intrigued at the opportunity to partner with AvenueWest as a means to not only diversify my income but also as a way to create predictable and continuous income streams for my business,” she says.
On top of that, Allen says she wanted to build an asset that she could one day pass down to her family or sell.
After a mutual friend told her about AvenueWest, she quickly realized she was on to something that would help her do just that.
Why Corporate Housing Works in St. Louis
Allen says the St. Louis corporate housing market is sorely underserved and relatively untapped, therefore offering real and exciting income opportunities for savvy investors.
She says this is because St. Louis is home to many large corporations such as Edward Jones, Enterprise Leasing, MasterCard, Express Scripts, Worldwide Technology, Monsanto, Pfizer and Boeing – companies in need of unique monthly furnished rental properties to house their relocated or temporary workers.
Additionally, Allen says St. Louis is home to two transplant hospitals, Children’s Hospital and Barnes Jewish.
“People on the transplant list need monthly housing located near these hospitals and most don’t want to stay in hotels; they’d rather be in a warm home setting,” she says.
Not only is St. Louis sorely underserved when it comes to corporate housing inventory, but also, Allen says, the city is virtually untapped by savvy real estate investors.
“Housing in St. Louis is very affordable, making it ripe for investors to purchase investment properties, furnish them, and then offer them as furnished, monthly housing. AvenueWest can help these investors diversify their real estate investment portfolio as well as obtain steady cash flow on their income properties,” she says.
Allen officially opened AvenueWest at 856 Waterbury Falls Dr, O’Fallon, MO, 63368 in St. Charles County on October 13, 2017. She manages corporate housing for both West County (Chesterfield, Wildwood, Creve Coeur, Des Peres, Kirkwood and Ballwin) and St. Charles County (St. Charles, O’Fallon, St. Peters, Dardenne Prairie, Weldon Springs and Wentzville), including Wentzville, the fastest growing city in the Midwest).
